Our friends love it there, they go almost every year, but because of the beach and certainly not because of the rooms or the food, they say.

Yeah Rizz it's pretty beat up. Property is owned by a local family who had it leased out to an Italian firm that specialized in vacations. Said Italian firm is the one who let it get into disrepair and finally went bankrupt here a few months ago. The owners have now taken it over and by all accounts are beginning the refurbishment but sounds like it wont happen overnight (lots to do).
We stayed there 14 months ago and while a little on the shabby side as far as maintenance it was kept clean. Limited Dining Options but we're not foodies, Bottom Shelf Liquor but I'm a beer drinker and Kim only drinks the "Girly" Drinks so that didn't bother us at all.
It was like being beach bum's at an All Inclusive so we really enjoyed ourselves.

The location is awesome and they do seem to have a cult following but they really do need to drop those prices some until they get it fixed up. I could see people that go to AI's a lot walking in there and thinking "what a dump" but if you like a casual beach scene it works.
One other thing I should mention. For those of you that plan on spending the day on Akumal Bay you may want to check into a "Day Pass' at ABR, especially if you plan on eating or drinking a lot. LOl Ha Beach Bar is fine but quite expensive and service can be "spotty" if they are busy. Might be cheaper to pay $30/pp for the Day Pass which includes all of your drinks,eats plus gives you access to the chairs, palapa's, pool, and fresh water showers. Just a thought.
