Mahahual; Xcalak
Olah amigos! We are coming to Playa in January. Scouting the Mahahual area for residential lot to build a house
. Is there anyone out there who has purchaseed land in that area that can give me some feedback or advice? Thanks

If you know some spanish just go there and ask around town. Everybody knows about land - it's the biggest business there. I have bought land there. It is not difficult but you should find a real estate lawyer there, in Playa or Cancun, to advise you and make sure that the contract is written correctly and that the title is clear. Many of the Yucatan lawyers are overwhelmed with business right now. I can give you the name of mine and another if you PM me.
What to watch for. Look for good reef off the coast -it protects your beach from erosion and adds good snorkeling and calm water. Look closely at the water - you want some water movement. Big waves make wide beaches, which is nice, but you have less protection in a storm. You want to find some balance there. A lot of the properties south of Mahahual have the beach road running thru the middle or next to the sea. This leaves little room to build on the beach side. The first 20 meters in from the high water line is owned by the government - it is not part of lot, so pace it to make sure there is enough room to build on the seaside and have privacy from the road. You don't wnat to build on the west side of the road. You won't have as much breeze and will get dusted by passing cars. People wiil tell you that you can move the road. If you want to buy it, make the sale contingent on THEM getting the permit from the government. Check out the elevation. Xcalak can be pretty low. Tides can get high in storms (tho the hurricanes tend to bypass this area). Check the elevation of the road and the back of the property to make sure it will not flood during storms. (Ask around) Check for mangrove in the back of the lot - it could look like dry land now but it will be water land during the rainy season. Also mangrove is protected - you can not remove it. That's the short course on Costa Maya Real Estate. All these warnings aside, it is a beautiful and miraculously undeveloped area, with great snorkeling and diving. You will feel like you have stepped back in time several centuries compared to Playa or Cancun. It is well worth buying here. PM me if you have other questions.
