Nothing wrong with Houston Scott.Great town, great food,great people. No river to toob down but you can't have everything but you can in about 2 1/2 hrs. Just live out of Houston in the burbs like I do.It is even cheaper out here. Oh and we have Spec's on Smith St.

We have acerage....but I prefer less upkeep.

We are are considered rural but the city lis quickly catching up with us.

Compared to other cities, I'm like Denisea. Housing values are much cheaper here in this part of the south. Of course, the closer to Atlanta you get, the more expensive.
I like my house. It just needs some major updating. My kitchen is small. I have paneling that I'm not crazy about. But it's big. (2700 sq ft.) I keep looking for property with some land. We re-financed a year or so ago when our home equity loan started increasing. But we did an ARM for 7 years. Soooo, we need to decide if we're going to stay, then we need to borrow enough to do all the remodeling, and get a fixed rate or we sell "as is" and find something else. I have millionaire tastes but a poor man's budget.

Totally over the top. Coastal property is crazy. A city lot of 5000 sq. ft. will run 100k with distant ocean view 150k ocean front lot of 5000 sq. ft will run 350k to 750k. Cheapest house in our town is 185k. Average is 290k. New York times just listed our little town #9 in the country for a second home . Our home has went from 145k in 95 to 380k , and we could sell easily for 400k. and it is just a plain house with .87 acre. and a beautiful river view, and one of those distant ocean view. Our neighbor bought his lot 3 years ago for 67k and is selling now for 295k for land only.

Acreage can be a valuable asset depending on your zoning laws. Partitions are a daily occurance here with people making tons of money. Use to be mostly acre size lots and those are being split at least into 6 lots for $$$.

7. City (urban setting) or not? Our city of Chattanooga is going through a huge urban renewal. It's offering incentives for people to move into downtown. There's also a huge swell in condo's being built.

Huge swell in condos here also.
Portland went thru a revitalization of an older district and all that have purchased there are mostly happy and property values have skyrocketed.

We have been in south Arlington, Texas (The Cowboys new home ) for 12 yrs and we have so much building going on that I don't think we will make much off this house. Been here for almost 4 yrs our last home was a mile north, after 7 yrs we made 30K.

Our home in the city is 2500sf and sould sell for 180K the new ones are around 3000sf selling for around 200K.

We are seriously thinking about it. As much as we love our house (new addition and all), we'd like to get closer to the kids schools and stepdaughters moms house.

3. Do you think housing prices in your area are over-the-top or within reach of an "average" income for your city? (I know some cities are cheaper to live in than others) Definitely over the top. We're so glad we're not first time home buyers...median house in St. Paul is currently $230,000. The market has slowed some. It's going to be tough giving up our 4.5% interest rate

5. Remodel or move? Depends on your situation. 2 years ago we didn't want to move so we remodeled...now we want to move.

6. Land/acreage with existing house or subdivision? Nope...not at this time. With the girls splitting their time between houses there would be no way for us to move away from them...we'd actually like to be closer to their moms house - go figure.

My sister bought her house 4 years ago close to Baltimore, Md. for $300,000. They sold it a couple weeks ago for nearly $500,00. Moving further south to be close to her married son. We have an ARM that we locked in for 7 years. We're hoping to be out of our house before it adjusts! We have 5 years to go....
