Azul Fives resort - where is it?

I thought I knew where most resorts are located in Playa, but my friend was asking about the new Azul Fives. Does anybody know where this is located? Their website said it was walking distance to downtown, but I just can't place it. Is it north of the Royal? I'm guessing not, as that's the beach clubs and Shangri La. It is in Playacar?

it's just north of town on Xcalacoco Beach
...it's supposed to open in December of this year....right.
