Tulum area kid-friendly AI?

Looking for some AI options around Tulum. My wife and I went to Playa once before, this time we're taking our 12 y.o. son and would like to see the ruins at Tulum and the park at Xel-Ha. We may rent a car (undecided), but figured we'd want to be somewhere in that area.

So far we've come up with Dreams Tulum (looks very nice) and Barcelo Maya (seen recommended here).

Parameters are:
- nice beach, not too crowded - kind of like the north beach at Playa.
- some water toys
- ideally, a nice pool
- decent room with A/C
- restaurants not critical - my son will probably be mostly a buffet eater.
- town nearby? not critical, but we liked being able to walk down the beach into "downtown" Playa.

Dreams Tulum is very nice but you won't be able to walk to town from either of those AIs. Barcelo is really not near Tulum at all, but about halfway between there and Playa. When we stayed at DT, there were lots of children and and their rooms, pool, and restaurants were all delightful and nothing was very crowded at all the week before Christmas vacations began. We didn't use any "water toys" (not sure if you're talking motorized or not), but there may be some there. I'm sure their website may have more details on such things.
