The mostly likely reason that the spot had stayed vacant so long was the rent the owner charges. I have heard that the rent for the old T.G.I.Fridays space was in the neighborhood of $30,000 USD per month. I am curious as to whether or not Burger King will make it there.
That rent would translate to having to sell a whole lot of burgers.
