Yep, there are risks, and certainly it takes more homework... but it can work very well. It's not for everyone and not for every trip, but it is an option.

For a grand total, not a chance. That's $70 a room a night. You might try the Riviera Caribe Maya. The basic rooms are in your price range. Not of the beach, but close to the best beach clubs in Playa.

You could get a 2 bedroom beachfront condo in Akumal for that, but then you are looking at a $40+ cab ride each way to PDC. BTW, the transfer from/to the airport is also very expensive. Spend more on the room in PDC before you pay for the cab rides.

Yikes, didn't think the cab ride would be that much! Thanks for pointing that out, because I WAS fine with the Akumal area.

LOL...okay I won't shoot...I've booked through them twice a year for several years now and always had great deals, accomodations and help if we needed it...don't shoot me...

Yeah, I booked through vrbo once a long time ago and didn't have any problems, either. There was potential for it, since my instructions were this: "Go to xyz street and pick up the key from this guy's cousin named Jose...then walk to the house a few blocks away." It worked out, though!

It was just a joke. But as Di said, it's not for everyone. If something should go wrong, there are many people who prefer to have someone like me standing between them and the property management company and/or owner.

LOL...too funny and true. Our last trip in May was in Progreso/Yuametun and it was the same...go to the Pemex station and meet Rosa for the key...blah blah blah During the stay the water went out, and Al the little 70 yr old houseman couldn't fix it, but I had Aleajandro's cell and he was great, even offering another house w/ pool on the beach if they couldn't get it fixed, which they did right away. He had a plumber out there in 20 min !!
Fortunately we have usually rented from Americans that have house's down there w/ rep's on site

We'll have to use you when we come down in May again! I've read your post's for a couple years now and you always have GREAT information.
We were thinking of renting from Rudy Griffin again. He has that cool little house in Playacar Phase 1, but we're always open to new places and ideas

Just a thought. But have you checked out the Mimi del Mar. For your particular dates you are NOT high season. Standard room rates would start at around $80 per night plus tax. Book on their site and you get free breakfast. It is on the beach. Great Location. Check out the directory on this site also for other Hotels. I know they aren't Condos but they are definitely pretty good options. We have thrown around the idea of getting a 2 BR Condo also. But in the end we have gone back to choosing a small beachfront hotel. This way each couple has their own BR and a space to where they just get alone by themselves if they wish.

Villas Arqueologicas (on the Trip Planning tab) is listed for $1,072 for the 2 bedroom and is basically across the street from the beach. We stay in Playacar Phase 1 and walk past it all the time. It is a nice location.

We got a place through VRBO in Sayulita. They never gave us instructions, just that once we got to town, 'someone would meet us' to show us how to get to the place. All we knew was the villa was in the south end of town.

We arrived by cab and as it was rainy season, he couldn't even drive up the steep, rutted streets, so he stopped and we were sitting there looking at each other , like "What NOW?"

Suddenly this young guy comes running up and said our names and grabbed our suitcases and started up the hill- he was the gardener and he must have been watching for us to arrive for hours (our plane was late). It was pretty strange, but it all worked out in the end.

Three years ago we rented a villa directly from the owners. It was in playacar phase 1 about a half block from the beach. I was amazed that I was able to get it at such a great price in the high season. As I was communicating with the owner they kept giving me the impression that they would be in Playa at the same time. So, I asked them and they said yes. I asked them where and then they got vague? “In a near by apartment” It turned out that the apartment was attached to the villa and was adjoining at the laundry room right off the kitchen. This part of the trip was a frigging nightmare. They were in the laundry room all the time, they took up the only parking spot, when we would leave they would come in and turn off all the lights. We had really no privacy at all. To top all this off the screwed up there calendar and were expecting us to leave a day earlier than we were scheduled (They had to put the other guest up in a hotel for the night)

With this said, we have stayed in four different villa’s and always been able to negotiate the price down some, but if it look’s too good to be true it probably is.

I would look at Las Palmas Condos, great location in the north end of Playa and only a 5-10 minute walk to the beach.

Thanks to everyone for all your help & suggestions.
Now that ya'll have me scared to rent from Joe the Plumber, Heather is working on some choices for me.
I'm going to check out all the recommendations suggested. A villa is not neccesary, a hotel is fine.
