Regarding your original questions.

1. Is the swim up bar in operation?
I think so.
2. Is there beach beverage service?
I doubt it (the bar can be a bit slow), but the beach is not that big.
3. Are there plenty of chairs for the beach?
Yes (just don’t try to sneak in, if you live near by).
4. Is the restaurant open and is it good?
Open but don’t expect too much.
5. Is the bar open?
Yes (with two prices for drinks, the higher one is for visitors not staying at Fisherman’s.)
6. Is it close to everything in PDC or will we need to rent a car/taxi?
10 minutes South of town. A pleasant walk through Playacar Phase 1
Or you can use a taxi.
7. Is it close to the Cozumel ferry?
Ditto. (The ferry is on the South edge of town).
8. Will we have to endure sales pitches for a timeshare?
This would depend on your ability to say No. But yes they are going to try.

Compared to Xaman-Ha
Xaman-Ha has a better location but the units are more run down. Everyone I have spoken to staying at Xaman-Ha has been happy with their choice. Every unit I have looked at has the same signs of wear. Nothing major, however most the units at Fisherman’s are in much better shape. Obviously I have not looked at every unit, but I have looked at many and they tend to look very similar (in condition) to others in the same complex despite the fact that they all have different owners. If location is important and the walk is a hassle choose Xaman-Ha
If you don’t mind a short walk and prefer to have a more up market unit choose Fisherman’s.

The rooms at Porto are much better than any units that I have seen at Xaman-Ha. There is a big age difference with these two properties.

The best units at Fisherman’s are better than a room in the Porto and the worse units are worse than Porto (the maintenance is more uniform in a hotel than in a condo).

And comparing the restaurants. There is no restaurant or bar at Xaman-Ha. You are next to the Continental and their restaurant is not too bad if you really need to use it. Their coffee is very good. Playa has a lot of nice restaurants that are easy to walk to. And so you probably don’t need to have one on site at your hotel.

If I had the same size unit for the same price (not realistic, but just suppose it was the case). I would force rank the choices this way.

1. Porto Real (North end of town a long way from the ferry)
2. Fisherman’s (I don’ t mind the 10 mins walk to town)
3. Xaman-Ha

Why restrict yourself to only these three options?
