2 ADults, 2 teen/adult 18-20 years old, help!

Okay...
My husband and I have been to playa and stay at the Gran Porto Real, which we love love love!

This year, i'm going to try to talk him into taking our kids (18 (almost) and 20 years old.

The plan, to get him to agree, is to book June 6th-15th, have the kids come down and stay the first 4 nights, then send them on their way home and have the last half of the vacation to ourselves....

The problem, i have no idea where to stay? We can't afford Gran Porto, but would like to stay somewhere that is either on the beach, or has a free beach club or area and that is within walking distance to 5th ave.. Doesnt have to be an all inclusive, so this would be our first experience not going all inclusive which i know, you all have said in the past, is the way to go anyway! We definately want something with two separate sleeping areas, or somewhere that we can reserve two rooms. (My son is actually 17, will be 18 at the end of June, will they treat him as an adult there??? We are hoping so, so that he can have fun, he's a U.S. National Guardsman and will be shipping to Afghanistan early next year so we want this to be a great trip for him!)

Any ideas???? Please????

Try one of the family suites at the Playa Maya for connecting rooms. Great hotel and location.

How about renting a condo like this one:
Playa del Carmen, Quintana Roo vacation rental by owner: 2 bedroom Condo rental that sleeps 6. Great Ocean View, 2 BR Penthouse, Private Sunroof, Near Beach

The condos at Palmar del Sol have access to Las Palapas beach facilities which is nice.

Another place that has access to that beach are the Riviera Maya Suites.

I have two sons about the same age as yours and if we ever bring them to Playa, I think renting a condo is the way to go.

Thanks.. I will check these out...

Was also thinking that if maybe we stayed at the Real in Playa the first four nights we could then upgrade to the Gran Porto after the kids leave, think that would be possible????

Any other ideas for places to stay that are within walking distance to the beach, and fifth ave let me know!!! Thanks so much!!

The Riu Yucatan would be an all inclusive option. It's a fun resort in the Playacar area. Also in the same area is the Iberostar Tucan and The Sandos Playacar. The Riu Tequilla is off the beach but has a beach club next to the Riu Yucatan.

I second Playa Maya! Hubby and I stayed last year with our 16 y/o daughter. Breakfast on the beach each morning was awesome! The hotel staff was great!

Thanks all! The Playa Maya looks great and also thanks for the PM's i 'got.. i will be checking into those as well... The PLaya Maya looks like it is just down the beach from the Gran Porto so that is great!!

If anyone else has any suggestions, keep em coming!!

Any small hotels on or around 5th ave. that are cheap and maybe include breakfast at least???

Small hotels with breakfast, you have Cielo Hotel in 4th street, they include breakfast in their Carboncitos Mexican Restaurant
Or, you can make it really affordable by staying in one of our vacation rentals and keeping breakfast in the house many many choices for you check out www.nasplaya.com

I agree that Playa Maya would be great. Stayed there a couple of years ago. To me, being on the beach is very important.
On the other hand, we had a lovely stay at the Aventura Mexicana last year and they are offering great deals. I just got an email offer of $59 per night for stays this late spring (after mid april, I believe) and summer.
Nice place, pool, breakfast, and between 5th/10th on calle 24.
Great location. The give you a discount at Kool beach club.
