playacar property fees question

hi all! tried to start this thread in real estate section, but being a measly sand flea i couldnt... sorry if i am now posting in the wrong section.. please feel free to move me wherever i belong!

okay, here goes.. i am interested in finding out about hoa fees/common charges in playacar.. phase 1 or phase 2.. if its like ny, i am assuming it will depend on size of unit, # of bed/baths, location, etc... any and all info is greatly appreciated!

ps dont know if i am stating the obvious, but its for purchase purposes....

I believe HOA fees vary from property to property. They're not all the same, set price. You should contact the property manager to find out what the fees are. Or a real estate agent can help you. I may be wrong, but that's what I would assume to be the case. Good luck in your search.

We have a 2BR 2BA condo in Playacar Phase 2 - nice pool and garden. Our HOA fees are $150 US per month, includes water, waste removal, pool and garden upkeep, etc.

There really will be no approximate...it varies GREATLY, from property to property. The complex next door to us is $350 more than ours. And, they can increase yearly, or even more frequently. Our HOA fees have gone up $50 per month in 5 years, and they have added what they call extraordinary fees, which is an additional montly fee that is charged 3 times per year.

You really need to contact the Administrator, or Property Manager of the particular property that you are interested in.

As to fees we pay, there is Playacar fees, which for our 3bd home in Phase II, run about 2500 pesos per year. We also pay additional HOA fees to our seperate community associaton where our house is in. They were at 7200 pesos for this year, up from 6000 pesos last year. The total would work out to be about $60/month.

We were told numerous times by our realtor that our fees would be $150US per month, which by these numbers is an over estimate in our situation. I think the numbers vary so much based on the number of units in the complex vs expenses & location. (If you have 30 units vs 400, then there is less units to pay for the same services.)

I am not sure if size has anything to do with it, as we are paying less then I know some walk up condos are paying.

Playacar urban planner

Hello everyone!

I was sure where to post this question. I was wondering if anyone knows how was responsible for creating the Playacar development. I have been there twice now and just love it. Any information the better!

There may be nothing in common between phase 1 and phase 2 fees. These are separate and completely independent areas and any commonality is purely coincidental.

Your guess about phase 1 fees is way off. I guess Playacar Phase 1 and NY are completely independent also.

For phase 1 the fees are set using a formula. Many real estate agents have no idea. Stop by the office and ask. They collect the fees, they know more about this than real estate agents and property managers.

Playacar was conceived by the Barbachano family, and developed in the eighties by the megadevelopement company Grupo Sidek-Situr. The Barbachanos are the legendary pioneers of tourism in the peninsula.
