it could be bigger but then it would only be two bedrooms up....not as smart for resale....or if there were three BR up and the master was much bigger, we could not afford it....still have to be able to come down to Mexico once in a while, you know.

Who will be handling the divorce.....

We have almost, (almost! *nail biting*!) decided to reserve a lot to build...we are leaning toward a two story, maybe around 1750-1800 square feet on two, with a walkout basement. NOTE: It would not be a walkout by our choice, but the lots that we like in our town (and two of the only decent lots in town!) are designated walkout basement lots. They back green space (a wooded marsh with walking paths) and are in a quiet crescent.

Seriously? Who is going to be living in this house? What one person thinks is the best design is not going to be the best for another person.

Do your research. Meet with an architect. Visit new model homes. Get ideas of what YOU would like, not what someone else likes.

One thing I love about homes in warmer climates: the indoor/outdoor kitchen. I just love that idea of a big, open air kitchen that leads into a partially outdoor, deck-ish seating area.

I'd totally want one if I didn't live in Ohio.

Welll, to a degree...there is a house here that the person building it thought would be neat to build around an old oak tree...as in it goes through the center of the house and the house wraps 360 degrees around it.

Not surprisingly, resale was problematic.

We have a semi-custom home right now, and will be building a custom home later this year. Looking for the right area. I already know what I want in a new home, especially after having remodelled our present house. One can talk to others about their experiences, but one should have an idea of what they want.

I wanted others' reasons why THEY like their layout in case I had not thought of something about all the different styles of houses.


For example, my MIL yesterday says to us "Two story? what about when you are 70 and can't walk upstairs to the bedrooms?" because you need a knee replacement (she can't do stairs). We won't be in the house until we are 70- but that was a good point and something I had not thought of.

But yeah, we are going with a two story regardless...neither of us like the bedrooms being on the same floor as the living areas.

I imagine it is a lot more stressful when you do all the work and contracting yourselves....we did all our flooring and countertops and some other minor things in our current home and yes, that can be stressful!

I love that too..... not common here either!
But they sure are nice. What is the norm here is just a deck off the kitchen with seating and a grill, and then an area in the back yard with a firepit and more seating.

True, but only for 15 years and the town is only about 7000 people....and we will only be in this house about 15 years before selling- so we have to think about resale- at least somewhat.

Two bedrooms is a tough resale, I know this from personal experience.

We have a jetted one now, I hardly use it with the jets, hubby does. But it's SO noisy.

Personally, it is much more favorable having a tub in the main upstairs bathroom. Families with young ones will want it to bathe their children. Even knowing there is a corner jetted tub in your ensuite.
