You are fine. Adeudo means "debt".
You do not have one, since your payment has been applied and your account is up to date.

Your bank should have debited the funds before giving you a "confirmacion de pago". But I guess a bank error is possible.

Sorry for bugging you again but which site did you use to pay your property tax online? We are in Canada now but would like to pay the property tax before it's too late.

Property Tax

The following site worked from Denver - when we paid our property tax's in early December. I use Google Chrome - (with translate) - worked perfectly - advise if works for you.

Yes, the link does bring us to the site. But the clave catastral on our receipt is only 15 digits, not the 17 digits as the example shown on the site. Also, it took forever to search our number in the system and I never actually got to see the results because the browser seemed just stopped working. Is it normal? Is this site for Playa del Carmen area?

No this site is for Chetumal. Our property is located in Costa Maya area between Xcalak & Mahahual. See the 12-02-2015 posting in this same thread.

Thank you. I would assume each area or municipality has a different site for property tax?

Our property is close to Akumal, it's called St Martin. Not sure if anyone can send us the link to the site for property taxes? I tried to google it but so far no good results.

I'm trying to pay my taxes online again this year but the system says it doesn't recognize my catastro number. I didn't have any problems paying online last year. Does anyone have any suggestions?

Is your property in Orthon P Blanco?
I am having the same problem this year and have sent a couple of inquiries to contacts in Xcalak/Mahuahal area but as of now hav ehad no response.
It appears that maybe they changed something in the system or maybe the Cadastral number as it will not recognize ours for any of our properties.
If you solve the mystery please post and I will do the same.

Just finished paying our property taxes online. Very easy. You do have to use Explorer and not Chrome. Here is the website.

Go under "servicios" , "pay predial taxes", put in your Castral number, email address and phone number (mexican) and follow the prompts. We paid by credit card and actually received our receipt both on the site and via email.

I did reach out to several people. Below is a summary from a resort owner in Mahahual.


They are requiring you to either go in person every two years or give someone the legal power to do it for you. So that would be your lawyer or your accountant. They started this two years ago. I was told by my accountant it is to stop people paying taxes on your land and taking ownership. While that is hard to do, in some cases it was used as proof of ownership. I donít know if they won, but it was a cause to make the change. They will want the Google address of your lot , approximately in the middle of your lot or on the road.

I understand - worked like a charm last year - so this year we may have to have our attorney (from Playa) do it (she pays our Federal Zone as it can't be paid on line) or we just do a trip to Mexico to check our land - pay our taxes - and let good ole Uncle Sam pay for part of it as deduction.
