We went there in Oct to close on our house and stayed at a place nearby. There were plenty of places to walk to and really easy to get downtown or a beach for a 60 peso taxi ride in 5 minutes.

Overall quiet and not so busy which is something we liked since so many places we liked and stayed at downtown, one year it was great and the next year there would be a beach club or something built next door.

I think in that area you will find more places priced in pesos also which is a steal at this point, you'll be getting basically 30% off in some cases by the way they were priced.
Yes, I saw some places listed in El Tigrillo. The prices are definitely good. But looks like we would definitely need to drive alot to get to a lot of things. But who knows...we may need to do it if we want the extra space. Thanks for the information.

So what was the breakdown in your situation in regards to price of lot, price of the house? How big of a lot? HOA's?

Bambu, I'm not sure. I don't even recall the price of the land, I just remember it increased the price significantly, and made La Joya the best deal (for what I was looking at) back in that area.


The monthly HOA fee at La Joya is 1200 pesos. (or at least that's what it was when I had asked about it) I think it would be worth for you to tour the area and see what they offer, even if you have no interest in actually buying. I'm curious to see if they adjust their prices in the coming months. I called and asked about it and they said their costs and prices have nothing to do with the dollar, so they won't adjust for that reason. We'll see...


The lots weren't big. They include a yard that I think may have been 20 - 25m2 in the back, and room for a car in front.

How about Coco Beach area? There are some nice looking units in Meridian, that are close to my price range.

Here is one I found. It is only 2 BR but has 4 baths and 2,200 square feet. I am sure we could find enough room to somehow have enough room for everyone to sleep.

That seems odd. If I had to guess, I'd assume they're counting the 800 square feet of outdoor space in that 2200 number.


That area has some dark area that's not very nice to walk at night. (fine by me, but my wife wouldn't do it) Of course if things keep developing, it'll be just fine in the not too distant future.

I don't think it will be long at all - a couple of years at the most. Agree though, we stayed at Les Alizes on CTM this last year, and when you got west of probably 10th, certainly 15th after 11:00 pm, I was on pretty high alert. I didn't say anything to Mrs. Rat, but she doesn't recognize that energy as quickly as I do, having spent a lot of time mingling with what I call the underbelly of society, particularly in NYC, and SF.

Had I said anything, that would have been that, so to speak.

Yeah, that's true about counting the outdoor space. The real estate agents there are getting carried away with that kind of thing. For example I found a couple units with over 1800 square feet in my target area and they turned out to be Margaritas II penthouse units. They counted the balcony, rooftop patio, the parking space, and even the water tank "1 square meter"! In reality the actual unit was only like 1,100 square feet or something like that.
