IPlaya Project

For anyone who's interested in buying an inexpensive condo, I play a project is a pretty good option. But who knows for sure until completed. I bought a preconstruction studio there and went down last week to check on the progress. The model units are already completed. They look awesome. Looks like great quality and attention to detail. That is the good news. However the building itself seems to be several months away from being completed. It's already behind schedule. I know everything is slower in Mexico so I cannot really comment on how far behind schedule it really is compared to usual expectations. We like the location. On 30th St. between Avenue 25 and 30. Good pricing. Previously the company Kamuvan was involved and selling the units. Now however I guess they're doing it in-house. So "IPlaya" itself is doing the selling and marketing. I did make it up to the rooftop area and it does have a ocean view from that elevation. Not a great one. But good enough. One of the reasons we thought there was that it had an 8% ROI guarantee for the first year. That was through Kamuvan. I guess they will still be responsible for that one way or another. HOA fees are only expected to be $80 a month. That is more than the $75 a month that I was told previously. So who knows what it will end up in the end. But for sure it will be much less than some of the other projects I looked into. On the other hand, it will not have a gym or some of the other amenities that some of the other places have. It will have a sky lounge and rooftop pool. That will be good enough for us. I just wanted to put this information out there in case anybody else was in the same boat as we were, looking for a budget priced option. Oh by the way the sales rep Joel seems very sharp and gave us a lot of good information.

ya there are a few places coming along very slow, there is one on the corner of 6th and 10 i dont expect to see anyone in there and this will be its 3rd dec since they broke ground coming up

David, I thought that I taught you better than that
I think that to many tacos arabe and that cheap tequila and vodka went to your brain.
Next trip, remember forget the crowd!

Oh yeah, I know to take that 8% ROI talk with a grain of salt. And yes, the tequila and vodka did do a number on my calabaza especially since I was a bit dehydrated for much of the trip. Next trip definitely is going to be without the kids. We had a lot of fun this trip, but without kids could have done a lot more for sure. I should be back down around September or whenever they get the building completed.
