Construction Regulations

What are the current construction regulations with respect to the maximum height that a building can be built? Also, what department at the Municipal government in Playa looks after these requirements and processes the development permits? Thanks!!

Depends on the zoning of the specific property and your willingness to pay "extra fees", but 16 meters is the official max.


You will need to hire a "perito" that is an engineer that works on behalf of the city but isn't actually a city employee. (I think, I could be wrong) He is the one who makes the judgement calls on specifics.

Sort of.
13 meters not including facade around rooftop utilities.
Enforced?

Its actually 13.5 meters plus the roof top stuff and is measured from the highest elevation of building which allows for 4 floors of condos plus main floor retail, so, if there is a slope on the property, you may see the 4 floors from the front and 5 floors from the back..ie: The Hyatt

The building height restriction has been abused all over town.

Thanks for all the input on the quagmire of regulations. Sounds a bit like a horror story. Does anyone know which department at the Municipal Government (or wherever) gives out the development permits for any building construction in Playa? Thanks again!!

I'm not sure how to describe the specific office, though if I remember correctly, if you're standing in the plaza looking at the building, I believe it's on the right hand side. The Municipal Palace building isn't too big, so it shouldn't be too hard to find. Problem is you won't really find anyone who will answer questions, as they'll just tell you to ask your architect and perito, or give you very basic info. (which is info your architect and perito should know anyway)


The city wouldn't answer any questions for me until I had official plans 100% complete and signed off by the perito. We applied for, and received 16m with no problem or bribes, which is what the perito told me was the max. The process from plan submission to breaking ground was about 5 months for me, though I applied while government was transitioning. There were a few times where I'm sure I could have sped things along with a bribe, but I declined.

The Government Entity responsible for building regulations is called Desarrollo Urbano The director´s Name is William S Conrado and here is their contact information and site Dirección General de Infraestructura, Desarrollo Urbano y Medio Ambiente
