    Like El Faro Porto Bello Grand Marina and Aventuras Club sit untitled since opening in early 2007 and since only prime units in prime months are 100 sold leaving lots of space open with sales very low and no end in sight to the economic crunch will remain untitled most likely for a few years to come.

    Now just because there has not been a closing doesn't change your ownership nor "right to use" of the condo / period that you purchased it is just I imagen a little unsettling.

    As far as the destination is concerned I don't see it growing, on the contrary I see the market falling and we closed our restaurant and mini super which were super located just nobody spending money and it became a money toilet that I was just flushing cash down everyday.

    My wife and I have decided to move ourselves back home to Mexico City as our base and come as needed to the area.

    Hey Coyote, I can tell you that depending on the lawyers who are handling the closing you might never get one. My company handled the marketing for 10 years for Puerto Aventuras as well as 2 projects inside Puerto Aventuras that were indeed fractionals, Porto Bello Marina & Villas, Porto Bello Grand Marina and Aventuras Club.

    Porto Bello Marina and Villas began sales in 2002 and the first closing took place in 2005 for some of the condos. The problem in Mexico with Fractional Ownership is that the Public Registry wouldn't allow the closings or issuance of titles until all of the Fractions were sold. The developers and their lawyers later convinced the Public Registry to title all condos where the entire MONTH was sold.

    The other option was for the developer to title the unsold fractions in there name and later change the titles but the developers were not going to do that and cut into the profits of the project.

    Four of us will will be arriving Saturday afternoon. What's the current US $ to peso exchange rate. Also noticed that Java Joe's has closed. Did Joel & Ronnie stay in Mexico or return to the US? Is the Dirty Martini Bar still open. We stay at El Faro and it's within crawling distance.
